Our verdict. Rainbow Restoration is a reasonable call if you live near one of its seven working Florida offices, mostly in South Florida plus Jacksonville and Sarasota. Every location is a franchise under Neighborly, which the investment firm KKR agreed to buy in 2021, and its written Done Right Promise is a real plus, though you must raise problems within 15 days and the remedy is capped at what you paid. It publishes no prices, and its national review scores are low, with delays, workmanship and damaged belongings the repeated complaints. Around Tampa, Orlando and Fort Myers we found no working office, so call a local restorer instead. Anywhere in the state, get a second written estimate for a large claim.

How we reviewed Rainbow Restoration: research only, nobody here has hired them, 26 public sources. Read the method

We have not hired Rainbow Restoration, and nobody at BestHonestPro has. This review is research: the brand's own website, locator pages and guarantee terms, Neighborly and KKR announcements, franchise industry data, Better Business Bureau files for the franchisor and two Florida franchises, two consumer review sites, two published cost guides, the Florida appeals court record and the Florida statutes on insurance and mold licensing. We read patterns across complaints rather than quoting single angry customers, and we left out anything we could not trace to a source.

We have not called Rainbow Restoration for a test quote yet. When we do, what we asked and what they said will be added here with the date.

What Rainbow Restoration is

Rainbow Restoration started in 1981 as Rainbow International and is based in Waco, Texas. It belongs to Neighborly, a group of home service franchise brands. The investment firm KKR agreed to buy Neighborly from Harvest Partners in July 2021, when Neighborly had 28 brands and more than 4,800 franchises.

Counts of the brand itself differ. Franchise Times lists 348 units for 2025 (330 in the US), all franchised, with $343 million in system-wide sales. Entrepreneur lists 363 units, and the brand's own About page says over 400 locations worldwide.

The fact that matters most to you: the brand says all services are performed by independently owned and operated franchises, and its Miami page adds that some services may be contracted to a licensed third party. The local owner sets the price and the crew.

Rainbow Restoration in Florida

The brand's sitemap lists 11 Florida locations. Seven have working local pages: Miami, Miami Lakes (office in Miami Gardens), Fort Lauderdale (office in Pompano Beach), Parkland (office in Coconut Creek), Wellington (office in Lake Worth, serving West Palm Beach), Deerwood (Jacksonville) and Sarasota (serving Bradenton to Nokomis). The other four, Central Florida, Gainesville, Riverview and St. Augustine, send you to the national home page.

So the Florida presence is thin outside the southeast coast. We found no working office for Tampa, Orlando, Fort Myers, Naples, Tallahassee or the Panhandle. The Miami and Parkland pages share one phone number, so they may be run by the same owner. Ask who will actually come out.

Rainbow Restoration, your insurer and the Florida AOB rule

Rainbow Restoration says it communicates with property owners and insurance parties, but it publishes no details of insurer programmes or direct billing. Ask the local office how it handles your claim and who is billed.

The Florida rule to know before you sign. For any residential property policy issued on or after 1 January 2023, Florida law says you may not assign your post-loss insurance benefits to a contractor. On an older policy that still allows it, an emergency-services assignment is capped at the greater of $3,000 or 1% of your dwelling coverage, and you can cancel it within 14 days. Read the work authorization for any wording that assigns benefits.

What the promise covers. The Neighborly Done Right Promise says work will be done in a professional, workmanlike manner. You must contact the local owner within 15 days of completion. It excludes problems caused by acts of nature, by you or a third party, by product defects or hidden defects in the house, and work you have not paid for in full. Any remedy is limited to what you paid.

The complaint record, read fairly

The franchisor, Rainbow International Restoration in Waco, is graded A+ by the BBB, is not accredited and shows no complaints, because complaints are filed against the local franchise. In Florida, Rainbow Restoration of Deerwood in Jacksonville is graded A+ and has been accredited since November 2025. Rainbow Restoration of Fort Lauderdale is graded A and is not accredited, with a BBB file opened in 2024.

Review sites draw unhappy customers more than happy ones, and these samples are small, so read them as a pattern. The repeated complaints are jobs that ran far past the promised time, drywall and moisture work that was not finished well, belongings damaged or lost, and poor communication. The repeated praise is for individual technicians who were careful and explained the work. The home office answers most Trustpilot complaints by passing them to the franchise owner.

Who it suits, and who should compare

A good fit: a water loss in Miami-Dade, Broward, Palm Beach, Jacksonville or the Sarasota area, when you want a written workmanship promise and one company for drying and the rebuild.

Call someone else or compare: anywhere without a working office, including Tampa, Orlando and Fort Myers, and any large or disputed claim. If there is mold, Florida requires a licensed mold assessor and a licensed remediator, and the same company may not do both on your house within 12 months. See mold after a leak.
