Our verdict. SERVPRO is built to work inside an insurance claim. Its franchises use the estimating software most insurers use, and must meet 21 requirements to receive insurer referrals, which makes it a fast, familiar choice after a big Florida water loss. The catch is the franchise model: every location is independently owned, it publishes no prices, and its public review average is 2.1 of 5, with bills and delays the most common complaints. Get a second written estimate from an independent IICRC-certified restorer, and read the work authorization for any assignment of benefits before you sign.

We have not hired SERVPRO, and nobody at BestHonestPro has. This review is research: SERVPRO's own site and cost page, Blackstone's announcement of its investment, franchise industry data, Better Business Bureau files for the franchisor and three Florida franchises, consumer review sites, published cost guides, two state Attorney General releases and the Florida statute on assignment of benefits. We read patterns across complaints rather than quoting single angry customers, and we left out anything we could not trace to a source.
We have not called SERVPRO for a test quote yet. When we do, what we asked and what they said will be added here with the date.

What SERVPRO is
SERVPRO started in 1967 in Sacramento and is now based in Gallatin, Tennessee. Blackstone bought a majority stake in March 2019, with the founding family staying on as significant shareholders. Industry data from 2025 counts 2,313 units and $4.5 billion in system-wide sales.
The fact that matters most to you: SERVPRO says its services are performed by independently owned and operated franchises. The brand sets the standards, but the business that comes to your house is a local owner, and your experience depends on that owner.

What SERVPRO charges
SERVPRO does not publish set prices. Jobs are quoted after an inspection and billed as labour, equipment and specialty services. The figures below are the published ones.

SERVPRO, your insurer and the Florida AOB rule
SERVPRO sells itself to insurers as a preferred vendor, with a national accounts division and electronic job files, and it can bill the carrier directly. Self-pay customers are typically asked for a deposit, reported at around 50%.
The Florida rule to know before you sign. For any residential property policy issued on or after 1 January 2023, Florida law says you may not assign your post-loss insurance benefits to a contractor. If your policy is older and still allows it, an emergency-services assignment is capped at the greater of $3,000 or 1% of your dwelling coverage, and you can cancel it within 14 days. Read the work authorization for any wording that assigns benefits or lets the company deal with your insurer in your place.

The complaint record, read fairly
The franchisor, SERVPRO Industries, is graded A+ by the BBB and shows no complaints, because complaints are filed against the local franchise that did the work. The Florida franchises we checked (Miami Beach, South Orlando, New Tampa) are graded A or A+ and are not accredited.

Review sites draw unhappy customers more than happy ones, so treat the average as a pattern, not a verdict. The repeated complaints are surprise or inflated bills, delays and poor communication, collections pressure, and belongings damaged during pack-out. The repeated praise is fast emergency response and crews who explained the drying clearly.
Official actions, all against single franchises, none against the brand.
- 2020North Carolina Attorney General settles a Hurricane Florence price-gouging investigation with one franchise, which drops a lien lawsuit of about $100,000 against condo owners and cancels their balances.
- 2022Massachusetts Attorney General reaches a $67,400 consent judgment with the Leominster franchise over alleged illegal asbestos removal at a school.

Who it suits, and who should compare
A good fit: a large loss during storm season when your insurer refers you to SERVPRO, or when you need a crew today and want an estimate your carrier can read line by line.
Get a second estimate: any large or disputed claim, and any franchise with few local reviews. Ask an independent IICRC-certified restorer for a written estimate too. If there is mold, Florida requires a licensed mold assessor and a licensed remediator, and the same company may not do both on your house within 12 months. See mold after a leak.

What to ask before you say yes
Ask these on the phone, in this order, and ask the same questions of whoever you compare them with. The spread in the answers tells you more than the spread in the prices.
- Does anything in this contract assign my insurance benefits? My policy was issued on (date).
- Will you price the job in Xactimate at my insurer's price list, and can I see the line-item estimate before work goes past emergency drying?
- If my insurer pays less than your invoice, who owes the difference, and can you file a lien on my house?
- Will I get daily moisture readings, drying logs, photos and an equipment count?
- Which technicians on my job hold IICRC water restoration certification?
- Is this location licensed and insured in Florida, and does it hold a DBPR mold licence if mold is involved?
- What deposit do you need, what is the cancellation policy, and is there a written warranty?
