What is probably happening
- Was it sudden? The Texas Department of Insurance says home and renters policies cover sudden and accidental water damage (burst pipe, toilet overflow, broken washer hose) and do not cover gradual leaks or seepage, or flood.
- Is it bigger than the deductible? Water damage restoration averages $3,868 nationally and typically runs $1,383 to $6,369. A one-room clean water dry-out is often below a $1,000 to $2,500 deductible.
- Did you protect the property? The Texas Department of Insurance warns the insurer may deny the claim if you do not.
Do this in the next five minutes
- Shut the water off and start drying. That is required either way.
- Photograph everything before you move or throw out anything. The Texas Department of Insurance says take pictures before doing any work.
- Keep every receipt: fans, dehumidifier, plumber, hotel.
- Read the water damage section of your policy, or call the agent and ask two things: is this cause covered, and what is my deductible?
- Get a restoration estimate before you decide. If the total is close to the deductible, filing may cost you more in premium than it pays.
- Make temporary repairs only. The Texas Department of Insurance says not to make permanent repairs until you have talked to the insurer.

- Do not let a contractor call the insurer for you or file on your behalf.
- Do not sign an Assignment of Benefits. See the next leaf.
- Do not throw away the failed part (hose, valve, pipe section). The adjuster may want to see it.
