Crawl space mold: it is the ground moisture, not the mold, that costs money
Crawl space growth on joists is slow, but it feeds the whole house through floor gaps and ducts. The EPA's rule applies: fix the moisture or it comes back.
What is probably happening
- Bare earth with no vapor barrier, so ground moisture rises into the joists.
- Standing water from grading, a downspout, or a leaking pipe under the floor.
- Vents open in humid summer air, which condenses on cool framing.
Do this in the next five minutes
- Photograph from the access without crawling in. If you do go in, wear an N95, goggles and gloves.
- Look for standing water, a missing or torn vapor barrier, and any pipe drips.
- Check outside: are downspouts dumping next to the foundation?
- Get the moisture fix quoted first (drainage, vapor barrier, dehumidifier or encapsulation), then the cleaning.
- If ducts run through the crawl space, check whether any are wet or growing mold.
Do not
- Do not spray bleach at joists. The EPA does not recommend biocides as routine practice, and wood is porous.
- Do not seal the space up without a moisture plan. Trapping the moisture makes it worse.
- Do not buy an air test. Visible mold makes sampling unnecessary, per the EPA.

The remediator cleans the framing under containment. A waterproofing, drainage or plumbing contractor stops the moisture. Ask each for their own scope so nobody bundles the other's work at a markup.
