'Black mold' on a report: what the CDC actually says
The color does not change the job. The CDC says you do not need to know the type of mold, and that the link between Stachybotrys and infant lung bleeding, the source of most of the fear, has not been proven. Remove it the same way as any other mold, at the same pace.
What is probably happening
- Many molds are black or dark green. A report saying 'black mold' is describing a color, not proving a species.
- Stachybotrys chartarum is a greenish black mold that needs constant moisture on materials like drywall paper. If it is there, you have a long running wet spot, and that is the real finding.
- The health effects the CDC lists for mold in general (stuffy nose, sore throat, cough, wheeze, burning eyes, rash) apply to all molds. People with asthma, allergies, lung disease or weak immune systems can react more severely to any of them.
Do this in the next five minutes
- Put the report down and measure the growth. Size and moisture decide what happens next, not the name.
- Under about 10 square feet, dry, nobody at risk in the home: clean it yourself with an N95, goggles, gloves, detergent and water.
- Larger, or anyone at risk: get quotes as for any mold. The price should not go up because of the word.
- Find the constant moisture. Stachybotrys does not grow without it.
- If someone in the home is sick, see a doctor. Describe the symptoms, not the species.
Do not
- Do not pay a 'toxic mold' premium. The EPA remediation tiers are by size, not by species.
- Do not buy a second test to confirm the first. The CDC does not recommend mold testing.
- Do not move out on the strength of a lab report alone. Ask a doctor if someone is symptomatic.
